Flat Roof
Step 1: Your roof is cleaned using a power blower to properly adhere new roofing materials. All open cracks are located throughout the entire roof and corrected by using hot rubber patches, applying fiberglass membrane between 2 applications of rubberized roof cement, or using adhesive roof tape. The method is based upon the severity of the cracks and the current roofing material being utilized.
Step 2: We will flood coat the entire roof, including all wall flashings, by using top grade roof coating (depending on the roof surface type). These roof coatings are used to fix leaks and extend the life of all types of flat roofs by preventing degradation by the sun (ultra-violet radiation). A thickness of 30 dry mils is usually preferred. Once it is fully cured, you will have a seamless, watertight membrane protecting your roof. Roof coatings can reflect up to 90% of the heat given off by the sun. The reduction in roof surface
temperature can translate into savings on air conditioning. Roofing systems that can deliver high
solar reflectance (which is the ability to reflect the visible, infrared and ultraviolet wavelengths of
the sun, reducing heat transfer to the building or home) and high thermal emittance (which is the
ability to release large percentages of absorbed or non-reflected solar energy) are called cool roofs.
Flat Roof Maintenance includes:
- Examining Roof Surface/s for air blisters, open seams, crackage of existing roof surface and / or
materials, and repairing before leakage occurs.
- Examining Roof Penetrations such as chimneys, vents, skylights, duct pipes and making sure that they are in currently good waterproofed condition. Please note, it is also important to make sure all penetrations are completely stabilized and have not been loosened due to high winds, rusting of metal, and other causes which may develop future roof leakage
- Cleaning out clogged drains, reassuring gutters are properly flowing and are in good condition
- Clearing out debris such as leaves, branches, dirt, pollen which may result in poor drainage of your flat roof
